Many of the tenants we have found for landlords stay at the rented property for years which saves on the cost of having to re-advertise regularly. We take great care to select the right person and it is very important to us that the tenants look after and respect your property.

Because we are local, our reputation is of the highest importance to us, and this drives us forward in making sure the tenants we find will be right for your home. We are happy to offer landlords and tenant’s the services of a cleaner, gardener and general repair person upon request.

We offer an optional management service which includes collecting the rent, arranging for any repairs to be carried out and making regular inspections. As part of our management service we will also arrange for a comprehensive inventory to be undertaken by Integris Property Solutions, a local, independent company who will inspect the property and provide a detailed inventory including photographs and meter readings.

The tenants’ deposit will be held in a Government approved tenancy deposit scheme, The Deposit Protection Service, whereby the deposit monies are not released back to the tenant unless you are in agreement (full terms and conditions are available in our office or on www.depositprotection.com).

Fees to Landlords

Let only:

We charge £500 plus VAT which includes accompanied viewings, lodging the deposit with the deposit protection service, referencing and credit checking the tenant, preparing the rental agreement, and ensuring that all paperwork issued is in line with current legislation.

Full management:

One off fee of £500 plus VAT (£600.00) plus £50.00 plus VAT per month (£60.00) ongoing throughout the tenancy.

Full management includes all the above listed in let only plus preparing a comprehensive inventory, rent collection service, photographic mid-term inspections, key holding, arranging repairs, ensuring the tenancy remains compliant, issuing end of tenancy paperwork, full checkout inspection and providing access to our 24-hour emergency maintenance helpline.

Court Attendance:

In the unfortunate instance that we have to evict your tenant through the courts, we will appoint a solicitor to act on your behalf, please allow up to £1200.00 for costs.

Amendment to a tenancy agreement:

If you need to make a change to the tenancy agreement once the tenancy has commenced, (add or remove a name) we charge £150.00 plus VAT (£180.00)

If you appoint us to find a tenant and we commence active marketing of the property on our internet portals, and the property is then withdrawn from us we will charge £200 plus VAT (£240.00) towards our administration fees.

Permitted fees to tenants:

We do not take a fee for referencing and credit checking.

If you are successful in securing a property through us you will have to pay a deposit equal to a maximum of five weeks rent. This is to be paid on signing the rental agreements. You will forfeit this deposit if you then pull out of the agreement, after contracts have been signed but before you have moved into the property.

You will then pay your first monthly rental payment up front, prior to moving in.

Change of tenant fee:

If, during the course of your tenancy, you wish to make an amendment to the tenancy agreement (add or remove a person) we will charge £150.00 + VAT (£180.00)

Lost key fee: If the locks need changing during your tenancy because you have lost the keys, tenants are required to source their own replacement and provide the office with a spare key. The cost of this will vary depending on the type of lock, number of keys and who you use to do the replacement.

Contractor fees:

If you call our contractor out of office hours for an issue that is not an emergency and is something your landlord would have been able to attend to, if notified, then we reserve the right to pass on the contractor fees (including call out) on to you.
